    Default Bathrooms, Extractor fans and Building Regs.

    Existing bathroom full refurbs (not new builds): aiming to keep costs as low as possible.
    Existing extractor fan working OK (several years old), client doesn't want a new one.
    1: Is it OK to remove whist refurbing then replace? or once removed, MUST a new one be fitted to comply with regs?
    2: Is it OK to work round a working existing one whilst refurbing and retain it, or MUST a new one be fitted to comply with regs?

    This query is from a plumbers perspective hence my asking the bright sparks and any electrical work done would be by a suitably qualified/competent person.

    Cannot get a definitive answer to these queries in the plumbing world.

    my take would be....
    If it is already there and works, it can stay, no reason why you must replace it with a new one just because you have removed it.
    I would ensure that the wiring is RCD protected though to comply with latest wiring regs. However if it is controlled by the lighting then a fan isolator switch should be fitted, this is not required if it is a pullcord type.

    does the room have a window? if so and it is 1/20 of the floor space then a fan is not needed.

    am obliged to you Sir Kit. This has always been my 'take' on it but I was told otherwise by a fellow plumber yesterday.

    Hi Jam 2020, sometimes they are and sometimes they are not with windows. I am OK with the 1/20 rule and no window scenario, it really is just a matter of regs: - must a new one be fitted if the old working one is removed then refitted, or not removed at all (and in working condition).

    well i agree with sirkit in that case. if its working as it should and extracts the required litres per minute i cant think of any reason why you must replace it.
