im in the process of pricing a small flat development (sheltered accommodation/safe house. type thing
It's a 2 storey mid terrace. Being converted to 6 bedroom with small en suites. Shared kitchen diner.

Initially I told the developer they need a 3 phase supply as electric showers and heating specified etc.

Since then they have fallen over with price getting said supply!

So now all hot water and heating will be from gas boiler etc.

So I have spencer the following

Supply is in cellar as per usual terrace 100a
12 way board
X6 32a feeds for each bedroom (only have 4 sockets and 3 low energy lights) mining board with rcbos
-kitchen ring
-oven
-hob
-kitchen lighting and landlords areas( hallway stairs)
-boiler supply

Just running it by you guys as a way of getting round the job spec.
Or should I insist on least another single phase supply.
I don't see it a load issue with the nature of the building use.

Any pointers much appreciated
 
Hi - With proposed use in mind, plenty of smoke and heat detectors and maybe some emergency lighting in hallway. Think about how much bonding will be required - will one gas and one water suffice now there is many bathrooms (hopefully ok). TV sockets into br and common area? FWIW I agree 100A supply with gas heating and hot water is likely ok, but I would confirm final design with calc from OSG appendix A. This will take a little thought, as using the general table A2 the proposed 6 bedroom rfc with diversity comes to 32+0.4*5*32 = 96A. You don't want to buy a bunch of 32A RCBO and install 6 rfc only to decide later that 20A would be better and it could've all been radials. Just some thoughts. Cheers, David.
 
i'd run a 20A radial for each room's sockets. put the lighting on 2 circuits ( one for each floor ), a bit of overkill to run each room's lighting on it's own circuit.
