Hello all,

I have been asked to fit out a couple of flats and I think they require a 3 phase supply, my friend thinks they will be OK on single phase. There will be no gas supply to the property.

3 bed flat will consist of......

3 x 9.5Kw Powerstream instant water heaters (2 bathrooms and a kitchen)
5 x 2Kw thermostatic panel heaters
1 x 500w bathroom heater
1 x 6.5Kw Hob
1 x Kitchen ring (oven powered by this circuit)
1 x ring for bedrooms and living room
And the usual lights (pendants only) and smokes

The two bed will be same apart from one less powerstream and 2 less panel heaters.

What do you fellas think?

I think i'd be asking someone to design a combi heating solution based on an electric boiler and compare it for viability against the cost of a three phase supply. Prospective energy bills included.
 
Without knowing your KVA allowance or supply size and/or the availability to upgrade the single if needed then we cannot really comment, as you have no 3ph loads as such then there is no real requirement for having a 3ph supply, the load balancing over phases will only benefit the DNO and will be subject to there network conditions.

I agree, but you haven't met the developer/landlord. He's very single minded and wants everything done as cheaply as possible, I don't think he is concerned with the bills the tenants will receive.

The DNO has not yet installed the supplies to the flats, I'm trying to get hold of a name and number from the developer/landlord so I can have a chat with them and ultimately try to arrange a meeting on site.
