Hi all,

For those of you who have experience in fire alarms (comp to BS5839 -1);
I am having a disagreement with a client about the categorization of a fire alarm in their HMO which I recently inspected & tested.
They insist it is cat LD1 which is the case all apart from the absence of a detector in the under stairs cupboard where the meter and CU is located.
I say there should be one in there for it to be cat LD1 but they say the installer of the system carried out a risk assessment and deemed it unnecessary because the CU is Amend 3 compliant!? Never heard of this before. Also no detectors in crawl space roof voids either side of the loft conversion?

Hmo come under part 6 not part 1 and therefore category LD1 and L1 have different coverage. Unless the cupboard is greater than 1m sq it is not a requirement to cover, unless it poses a risk area. Loft spaces are not required under part 6, unless a again the area poses a risk, such a solar panel invertors, or central heating boilers-heat recirculation units

Good point about it coming under part 6.
The meter and consumer unit (amend 3 compliant) are in the cupboard, would that not be classed as an increased risk area? The cupboard is around 1m3.
 
Its really down to the local council to state their risk asessment under the HMO licence, so this should be available to you. Although we can only give advice to HMO customers....the original HMO licence stands, to cover the property.
