I mainly work in the private rented sector carrying out yearly visual reports, EICR's, EIC's minor works and that type of thing. I'm in the process of joining the niceic and just waiting on my registration number.

The visual test is a way for the landlord to ensure that the property is not getting damaged though misuse over the time between full tests. Not all tenants are nice and kicking in sockets, by passing meters go's on all the time. The letting agency I work for even checks for legionella in the showers.
