It's too hard a question really mate as there are too many unknowns such as whereabouts are you, some areas get better rates than others. Who are the letting agent's clients, a lot of people want the job done for £1 as it's a necessary evil, if you want repeat business then you're going to have to cut your own throat to get it from them. Other people see it as an absolute necessity and will pay the rates to get the job done right.
I reckon the only right way is to figure out how long it's going to take you then multiply your hourly rate by that after adding a bit for contingencies/awkward bits to get to/snafus
