Hi, I've got no experience - I'm just a landlord, but stuck as to next step - any advice gratefully received, please?
Vaillant 824 Ecomax plus (12 y.o.) in airing cupboard with Danfoss programmer. Honeywell T6360 wired stat was located nearby on landing - small 2 bdrm house with 4 rads ( 3 TRV's) - open plan lounge/hall/open staircase.
Previous tenant was having to repressurise about 6 times p.a. so regular Engr. installed a 12 ltr. red Eres Expansion vessel last summer, since when, the pressure's veered between 2.6-2.9 bars! (despite me getting him back to drain system).
Current tenant reported rads not heating up unless stat set at 23-30 and them immediately cutting out/not getting up to temp. even when he bought a thermometer and downstairs read just 15 degrees.
Got another Engr. in - he reset "click" on stat to 16; he also drained water from one rad - but this hasn't lowered high water pressure reading.
Got Electrician in who tested stat as working - and resited it to cold point downstairs, halfway along inner staircase, around corner from lounge rad.
Problem still exists so tenant's rightfully not happy. Any suggestions gratefully received. Thanks in advance.
 
Hi,you seemed to have done several mods,without first diagnosing the original fault.
Your boiler will have it's own internal expansion vessel,and it would easily cope with the size of capacity described,was it tested correctly?

The system will have lost pressure,for a reason. This would usually be a leak,or loss via PRV,etc.

Such a loss of pressure,may eventually cause ingress of air,which would lead to circulation issues,etc.

By coincidence,i am also a landlord,and,i have Vaillant boilers installed,as me pal is an accredited Vaillant specialist.

I have found them to be a top quality item,but care of install and maintenance,are absolutely key.

Get it filled correctly,bleed the rads,with the TRV's and lockshields properly opened,get a cup on the relief outlet,check all the pipe runs,and get the thing at least holding it's water. Feel for heat flow,get it to fail in a ready-to-succeed state :)
 
Many thanks for your advice, PEG. I agree re: Vaillants. My "regular" Engr. for last 4 years no longer comes back to me as he promises - (he's had about £10K from me for other bigger jobs, inc'g my own house + a 2nd BTL) so I'm going to have to find a new reliable plumber - and go back to basics with all you advise in your last para. Rads had been bled. He said he'd chkd the relief outlet, that the multiple repressurising suggested the boiler's own expansion vessel was failing, before he installed overflow one + new PRV. It took me 6 wks. of chasing to then get him back to drain it, after he'd left it - reading 2.8bars. Thanks again. Kind Regards.
 
Hi - the pressure vessels are a common fail and are easily tested. If the pressure goes up with the boiler off, then perhaps the external filling loop is letting by (letting water by even when off) or if I recall correctly some Ecotec have internal fill loops that can fail in this way too. There is likely to be a good Plumber in the Plumbers Forum next door who could sort this out if you've not already joined up :)
