We may have to agree to disagree on this. The reference to a first inspection is simply to acknowledge that others may follow afterwards (at the five year or less period) for any new [continuing] tenancy.
Do we actually know what voltage that door switch is operating at? It says it's switching a cupboard light, but if that light was 12v selv and the switch is on the 12v side then it's still ugly, but not a C1!
As per my post above, I think this is a point worthy of debate.
As we all know, BS7671 isn't a statutory instrument, so therefore any and all of it can be considered 'advisory' - as such, the advice (GN3) is upon change of tenancy. However - we are also informed by EAWR89 that BS7671 is...
I'm going to take you to task on that.... It's change of occupancy.
GN3 Table 3.2 (pg115) refers. Domestic accomodation is a maximum of ten years or at change of tenancy. Rented accomodation then has an additional requirement of maximum five years between I&T with a routine check yearly...
That’s not what I said. I said throw the gauntlet and say that if it flags an issue then you’ll resolve that issue - not that you’ll pay for an inspection.
I thought it was also between change of tenancy? Always used to be in BS7671.
My first thoughts are 1) How did they even notice anyway, 2) They’re just trying to scam the EICR that’s due anyway (see above) and 3) The easiest route through the deadlock will be to say “fine, get the inspection...
Currently in a hotel room as I type, and as the background noise dulls down for the night realising I can hear this very obvious buzzing noise from the in-room consumer unit. It’s padlocked shut but my bet is that it’s contactor coil buzz from the keycard switch. And it’s feckin’ annoying!!!
No, the regs are exactly the same, it's just that there are special factors for HMO's to do with increased safety issues. The regulations remain the regulations. So the original context of this thread - being are regs different for owned -v- rented dwellings different is false.
BS7671 applies universally in all cases. Until the latest ammendment it didn't even go into specifics for some domestic situations. My house has a bathroom, however it doesn't have a marina attached. That doesn't mean the regulations are different for my house than my (hypothetical)...
Mini-me got introduced to Nirvana when she was about five, as 'entry level' not pop. Teen Spirit became a road anthem on the school run for a while. Proud Dad.
