Spoke to council this afternoon getting a call back tomorrow from them, this will be the second time! Had to do this over the roof... I offered to fix the damn thing for free just as long as he provided scaffolding and mats... Instead he paid his mate roofer (never seen a roof) a stupid amount to do it, which resulted in me fixing his mess anyways.

Some people really shouldn't be renting houses out. Can't believe he wouldn't let you do it. He sounds like a right tool.
 
I think the landlord would find himself with a much larger problem than rogue traders etc

If they follow the proper procedure for eviction there's nothing the tenant can do about it.

When tenants asked for reasonable repairs and the quote was a bit expensive it all went quiet for a few months and then I was back there testing the appliances in the empty property ready for the next tenant/victim to move in.

They just say “I can't afford to do it” and obviously it can't be lived in because as you say it's dangerous, so I have no choice but to let you find other accommodation.

Yes, that's an automatic get-out clause in an AST.

Yes PAT, some lettings agencies insist on this for all appliances which belong to tbe property. I'm pretty sure it's just the lettings agencies finding another way to make an easy buck.
 
First thing I'd check is polarity. Has the meter installer reversed the polarity, either making it wrong now or making it right when it was wrong before? This is the only thing I can think of that could conceivably cause immediate RCD tripping after a meter change
Wouldn't cause tripping in itself, of course, but would, if there was a particular common, pre existing, serious fault..

Any idea what sort of fault would cause an RCD to trip with a polarity reversal ?
 
It wasn't intended to be fun, it was intended to point out that tenants who annoy the landlord get evicted so people should think about the possible consequences before advising a tenant to start involving authorities.
Agreed, in fact in this part of the country rented properties are getting like gold dust and prospective tenants offering to pay 6 months rent in advance.

Earth to neutral one, of course. 2kohms neutral to earth may cause occasional nuisance tripping, but if that becomes live to earth, then the RCD is pretty much going to trip instantly.

Edit: I see Pretty Mouth has just beaten me to it, but I've typed it, so will post anyway.

Already taken him to environmental health once and I'll do it again. He's not even put my bond if that deposit thing they legally have to do so wil cost him 2500 to kick me out anyways, and at this point I'll happily take the money lol. The first time I got environmental health involved this test u all keep mentioning was one of the mandatory things that needed doing. I've started a claim with Scottish power/Siemens over leaving me with no electric after smart meters where fitted. They are going to send out a technician to find out how this happend and to check over the electrics. Now the land lord is practically begging me to stop going forward with my claim with Scottish power, which makes me think he's hiding some thing, he was all up for it when he thought he would just get compensated, now all of a sudden he doesn't want them any where near.

Turns out the smart meter "engineer" screwed through a wire that ran to the dining room plug socket, making a certain section of my smart meter "live". Thank god me or my wife didn't touch it.
But the meter is screwed to the back board and Henley blocks thats the only place he's been.
Did he hit a cable behind this looking at the picture it seems doubtful.

It is screwed to the back box. If you look on the picture to the right of the actual smart meter. There is two boxes with wires from the meter running into them, they are screwed onto a piece of wood, behind the wood runs a grey wire, that's what he screwed through.

It is screwed to the back box. If you look on the picture to the right of the actual smart meter. There is two boxes with wires from the meter running into them, they are screwed onto a piece of wood, behind the wood runs a grey wire, that's what he screwed through.
And they put a couple of blanks in the fusebox to cover the holes/spare ways?
