Recently carried out an eicr on a property. whilst looking around the property i couldnt see any earth connection to the incoming water or gas. But carrying out a continuity test with my r2 lead it proved there was continuity to the incoming gas pipe and incoming water from an outing going 10mm Earth cable. Is this sufficient for a satisfactory?

I assume you are talking about bonding to incoming metallic services.
You have been unable to find accessible bonding connections near the point of entry of these metallic services.
However you have a 10mm² cable in an unspecified location that has continuity to both water and gas incomers.

Does this 10mm² cable connect back to the MET?
Do you think it may connect to either the gas or the water incomers?
Can you see, but not reach, any bonding connections?

Overall this sounds unsatisfactory as there is no definite bonding in place. This is a critical safety measure and should not be guessed.
If there is bonding then it is not accessible and you cannot confirm it is labelled.
I might tend toward further investigation required as lack of dismantling / damage prevents confirmation of bonding.

Hi, yes the earth does go back to an met, i suspect there is a connection to gas and water under floor but i'm unable to access it as its a finished house. I would normally run a new bond if it doesn't cause too much damage. in this case it means running a cable all the way round the front of the house to the gas meter and then on further to the incoming water and wouldn't look easy on the eye
