Evening all,
The company i work for lease an office which we have been in coming upto 5 years and seeking to relocate, i am aware the recomended interval for the above is 5 years or every change of use / tennancey.
Can anyone offer any advice as to who is responible / liable for carrying one out ?

I have a feeling this may be defined by the lease terms, But any advice would be greatly appreciated.

It should be in the terms of the lease but it is likely to be the responsibility of your employer. If they are seeking to relocate they may be required to leave the premises as they initially found it and at times that may require the removal of any "improvements" they made. The landlord may theoretically charge your employer for reinstating the premises back to its originally state even if it may seem a backward move.
 
I recently got involved in a similar situation whereby as a favour I rectified all the failed modular lights in a soon to be vacated rented office. Believe it or not the landlord wanted to charge him £18k to remove the A/C units he had installed to reinstate it back to its original condition. It wasn't until a loss adjuster told him that it was madness because it increased the value of the premises that he dropped it. That is a true story, crazy.
