One of our clients has a house with annex, both have their own electricity meter, when they bought it 6 months ago, it had one EPC for the whole property.
We can get the Annex to a D rating for an EPC the house stands little chance, without a major investment - that will happen, however it might be 12 months away.
The meter / MPAN on the Annex only supplies the Annex, so could we improve the Annex, and get an EPC on just that part only, and then put PV on and get the higher rate?
Has anyone done anything like this?
The Annexe was a home office, however the plan is to make it a habitable, - note planning permission is not needed ito do that in this case - they've already checked.
So should / could we go for a commercial epc, or upgrgade it fully and then go for a domestic one?
Any things to watch out for?
