It will be a hmo, it’s currently being converted which was my main concern with the possibility of all 3 being used at the same time a family home is probably a lot less likely

separate c/u by splitting them up, to 2 on one c/u
and one on another c/u.

I think your original advice was correct. Three showers on a 100A single phase supply would not be a good idea. Adding the normal domestic loads of cookers, toasters, kettles etc can only make it worse, in my humble opinion.
