I have read the post again,and it don't half read like a 2nd year legal exam question,regarding best practice,due diligence and compliance,on giving a client advice pertaining to their tenancy...

The "...please give detailed and thorough answers..." is text book exam missive.

Wonder if we got near the full 40 marks?
 
I think I would be saying I want the landlord to pay for a new charger as his socket blew it up and he should make sure the installation is safe! How do you know the charger blew and not the socket was/is dangerous.
The OP did admit that it was one of those cheap Chinese import pieces of c..p.

Well the OP is assuming from a point of no knowledge, culpability. There could have been a power surge and so on. Anyway I do take your point, but not so inclined to jump to the apparently obvious conclusion @David M.
I have witnessed many a surge causing damage to sensitive electronic equipment. But I have never seen some thing explode due to a surge from a domestic socket. Not saying its not possible, just more likely the cheap charger was the culprit as this sort of thing is quite common from poorly made copy items. :)
 
Just needs to change the plug socket. The wiring should be fine because thec landlord should make sure it was fine before. So he should have checks done before he started renting. The damaged socket cannot cause problems for all wiring. He is making you pay for his 3 year routine inspection.

...And who deems it a "routine",at 3 years? ...Nowt to do with that avatar,i hope ;)
 
It's an example. It's up to the inspector when he checks it. I do 5 years for rented property. I'm not here on this thread to give someone a power trip.

That's the MCB's job,not mine:)
