Hi folks, I look after a few holiday lets, but many others I have visited, when I look at the electrics I am often surprised at how rough they are (3036 fuses, wooden backed boards, no bonding etc), do the letting firms carry any responsibility to check if the places they are letting out are safe? I'm thinking that the person who takes payment for the letting should be responsible for seeing that their customer has safe holiday accomodation, and should therefore insist that any property they have on their books carries a current EICR or EIC if it has had any major work done? or am I woefully optimistic?
 
You would have thought that following the fatality from someone switching on a heater while in the bath in a holiday let, that things would have been tightened up?
 
In practice you are, unfortunately, woefully optimistic in many cases!:sad:

A landlord has a legal duty to ensure that their property does not present danger to the occupiers and all electrical systems must be kept safe.
In order to comply with the legal requirements something has to be done to ensure this and the cheapest and easiest way to ensure that the electrical system is safe is an EICR. However the cheaper option, but not the legal option, is to do nothing unless there is a complaint/death/injury.
